- Stamford Waterfront - Stamford, CT
Acquisition Date: 2005 to 2007
Strategy: Land Entitlement
Funds IV and V
The first property was acquired in mid-2005, and the assemblage of strategic parcels continued for a two-year period.
The property is adjacent to:
Employment - UBS and RBS
Transportation - Stamford Train Station and I-95
Affluence - Greenwich, Darien, New Canaan
Waterfront - One-mile of waterfront on Long Island Sound
The strategy was to assemble contiguous parcels in a high-barrier, urban mixed-use location, with the goal of transforming dormant industrial sites into a valuable mixed-use community with modern residential, retail, hospitality and office uses.
The key to the strategy is to create value in every phase of the process:
- Assemblage at "wholesale pricing"
- Land planning
- Zoning entitlements
- Brownfield grants and environmental remediation
- Architectural designs
- Redevelopment and new development.
